C\u2019est un d\u00e9fi de taille autant qu&rsquo;une opportunit\u00e9<\/strong>.<\/h2>\n\n\n\n<p>De nouvelles normes de divulgation d&rsquo;indicateurs sur l&rsquo;impact environnemental, social et la gouvernance (<a href=\"https:\/\/www.deepki.com\/fr\/glossaire\/criteres-esg\/\" target=\"_blank\" rel=\"noreferrer noopener\">ESG<\/a>) et de d\u00e9veloppement durable entrent en vigueur dans le monde entier. Les investisseurs immobiliers sont d\u00e9j\u00e0 confront\u00e9s \u00e0 la complexit\u00e9 et aux d\u00e9fis potentiels li\u00e9s \u00e0 l&rsquo;adaptation aux nouvelles r\u00e9glementations. En parall\u00e8le, le changement climatique et les sujets connexes tels que les risques climatiques dominent peu \u00e0 peu les discussions dans le secteur de l&rsquo;immobilier, car les objectifs climatiques \u00e0 long terme pourraient \u00eatre r\u00e9\u00e9valu\u00e9s pour r\u00e9pondre aux urgences \u00e0 court terme.<\/p>\n\n\n\n<p>Le secteur immobilier, qui contribue \u00e0 hauteur d&rsquo;environ 38 % des \u00e9missions de CO<sub>2<\/sub>, a un impact consid\u00e9rable sur notre vie quotidienne. Les objectifs suivis pour r\u00e9duire les \u00e9missions sont ceux de l&rsquo;Union europ\u00e9enne (UE) en mati\u00e8re de climat et d&rsquo;\u00e9nergie pour 2030 et ceux du <a href=\"https:\/\/commission.europa.eu\/strategy-and-policy\/priorities-2019-2024\/european-green-deal_fr\" target=\"_blank\" rel=\"noreferrer noopener\">pacte vert<\/a> pour l&rsquo;Europe. Son objectif ? G\u00e9rer \u00ab\u00a0l&rsquo;augmentation de la temp\u00e9rature moyenne mondiale bien en de\u00e7\u00e0 de 2\u00b0C par rapport aux niveaux pr\u00e9industriels\u00a0\u00bb et poursuivre les efforts \u00ab\u00a0pour limiter l&rsquo;augmentation de la temp\u00e9rature \u00e0 1,5\u00b0C par rapport aux niveaux pr\u00e9industriels.\u00a0\u00bb Depuis la COP26 \u00e0 Glasgow, les Nations unies ont \u00e9t\u00e9 de nouveau pouss\u00e9es \u00e0 agir rapidement pour atteindre ces objectifs. Les d\u00e9cisions prises lors de la COP27 en Egypte exigent de tous les pays un effort suppl\u00e9mentaire et davantage de possibilit\u00e9s de transformation et de r\u00e9silience n\u00e9cessaires \u00e0 la sant\u00e9 environnementale future. Les leaders d\u2019aujourd\u2019hui ont d\u00e9sormais une compr\u00e9hension beaucoup plus claire de la crise climatique et de la mani\u00e8re de la traiter efficacement.&nbsp;<\/p>\n\n\n\n<p><br>Les recherches scientifiques mettent en \u00e9vidence l\u2019urgence de r\u00e9duire les \u00e9missions mondiales de gaz \u00e0 effet de serre (GES) et soulignent l&rsquo;importance de doter les pays en d\u00e9veloppement des ressources n\u00e9cessaires pour contribuer efficacement aux efforts mondiaux.&nbsp;<\/p>\n<\/div>\n<\/div>\n\n\n\n<div style=\"height:0px\" aria-hidden=\"true\" id=\"play-part\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<div style=\"height:100px\" aria-hidden=\"true\" id=\"eu-esg-standard\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<div style=\"height:102px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<div class=\"wp-block-columns width-wrapper no-padding-text img-not-upscaled-on-mobile is-layout-flex wp-container-core-columns-is-layout-9d6595d7 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-vertically-aligned-top is-layout-flow wp-block-column-is-layout-flow\">\n<h2 class=\"wp-block-heading\" id=\"normes-ue\"><strong>Les normes de l&rsquo;Union europ\u00e9enne<\/strong><\/h2>\n\n\n\n<p>Les normes actuelles de divulgation d\u2019informations ESG obligent les entreprises et les investisseurs \u00e0 r\u00e9agir et \u00e0 s&rsquo;adapter. Ceux qui choisissent d&rsquo;ignorer les enjeux ESG le font \u00e0 leurs risques et p\u00e9rils. Elle fournit un cadre pour les gestionnaires d\u2019actifs qui peuvent ainsi orienter les investissements vers les activit\u00e9s \u00ab vertes \u00bb. Une activit\u00e9 est class\u00e9e comme durable si elle correspond \u00e0 au moins l\u2019un des <a Toutefois, cette r\u00e9forme doit encore \u00eatre valid\u00e9e par le Parlement europ\u00e9en et le Conseil de l&rsquo;Union europ\u00e9enne. Ce changement l\u00e9gislatif pourrait avoir des r\u00e9percussions importantes sur plusieurs secteurs, notamment l&rsquo;immobilier.<\/p>\n\n\n\n<p>Parmi les changements propos\u00e9s, l\u2019obligation de reporting serait limit\u00e9e aux grandes entreprises de plus de 1 000 employ\u00e9s, r\u00e9duisant ainsi d\u2019environ 80 % le nombre d\u2019entreprises concern\u00e9es. Le paquet Omnibus introduit \u00e9galement une option de d\u00e9claration volontaire, avec un cadre simplifi\u00e9, pour les entreprises exclues du champ d\u2019application de la directive.<\/p>\n\n\n\n<p>Quelle est la suite ?
