Les propri\u00e9taires doivent transformer les obligations impos\u00e9es par la r\u00e9glementation, en v\u00e9ritables atouts\u2026 Revue des diff\u00e9rents dispositifs.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"has-inline-color has-t-black-color\">Diagnostic de <a href=\"https:\/\/www.deepki.com\/fr\/glossaire\/performance-energetique\/\" target=\"_blank\" rel=\"noreferrer noopener\">Performance Energ\u00e9tique<\/a> (DPE)<\/span><\/h2>\n\n\n\n<p>Le DPE mesure<strong> la performance d\u2019un b\u00e2timent<\/strong> apr\u00e8s un inventaire de ses caract\u00e9ristiques physiques (surface, ouvertures, toiture, \u00e9tages, mat\u00e9riaux\u2026).<\/p>\n\n\n\n<p>Le rapport du DPE restitue deux indications (non contractuelles) sur le b\u00e2timent : l\u2019une sur son impact \u00e9nerg\u00e9tique (niveau de consommation) et l\u2019autre sur son impact climatique (niveau d\u2019\u00e9mission de GES*).<\/p>\n\n\n\n<p>Il doit \u00eatre men\u00e9 par des intervenants habilit\u00e9s et doit \u00eatre renouvel\u00e9 tous les dix ans. Le diagnostic de <a href=\"https:\/\/www.deepki.com\/fr\/glossaire\/performance-energetique\/\" target=\"_blank\" rel=\"noreferrer noopener\">performance \u00e9nerg\u00e9tique<\/a> doit \u00eatre \u00e9tabli par un organisme satisfaisant \u00e0 des crit\u00e8res de comp\u00e9tence, accr\u00e9dit\u00e9 par le COFRAC. Son p\u00e9rim\u00e8tre d\u2019\u00e9tude est complet : tous les types d\u2019\u00e9missions sont concern\u00e9s.<br>Il comprend 6 \u00e9tapes :<\/p>\n\n\n\n<p><br>1. La sensibilisation au changement climatique<br>2. La d\u00e9finition du p\u00e9rim\u00e8tre de l&rsquo;\u00e9tude<br>3. La collecte des donn\u00e9es<br>4. L&rsquo;analyse des r\u00e9sultats<br>5. L&rsquo;\u00e9tablissement d&rsquo;un plan d&rsquo;actions de r\u00e9duction<br>6. La mise en place de ce plan<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"has-inline-color has-t-black-color\">Bilan des \u00c9missions de Gaz \u00e0 Effet de Serre (BEGES)<\/span><\/h2>\n\n\n\n<p>Le BEGES d\u00e9coule du Bilan Carbone et s\u2019impose aux soci\u00e9t\u00e9s de plus de <strong>500 salari\u00e9s dont le si\u00e8ge social est en France<\/strong>. Les locataires et bailleurs&nbsp;doivent dresser <strong>un bilan de l\u2019\u00e9volution de la <a href=\"https:\/\/www.deepki.com\/fr\/glossaire\/performance-energetique\/\" target=\"_blank\" rel=\"noreferrer noopener\">performance \u00e9nerg\u00e9tique<\/a> et environnementale<\/strong> du bien et se prononcer conjointement sur <strong>un plan d\u2019actions, pouvant g\u00e9n\u00e9rer in fine une baisse des charges.<\/strong><\/p>\n\n\n\n<p>Les \u00e9l\u00e9ments suivants doivent imp\u00e9rativement y apparaitre :<br><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Rencontre p\u00e9riodique entre bailleur et preneur (p\u00e9riodicit\u00e9 \u00e0 fixer),<\/li><li>Etablir un plan d\u2019actions,<\/li><li>Communication r\u00e9ciproque des consommations (\u00e9nergie, eau, d\u00e9chets) par le bailleur et par le preneur sur son p\u00e9rim\u00e8tre priv\u00e9,<\/li><li>Communication r\u00e9ciproque du descriptif des installations techniques par le bailleur et le preneur sur son p\u00e9rim\u00e8tre priv\u00e9,<\/li><li>Transmettre les consommations r\u00e9elles (eau, \u00e9nergie, d\u00e9chets).<\/li><\/ul>\n\n\n\n<p><strong>Liens utiles :&nbsp;<\/strong><a href=\"http:\/\/www.lemoniteur.fr\/media\/FICHIER\/2012\/03\/30\/FICHIER_20120330_17279506.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">Annexe environnementale<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"has-inline-color has-t-black-color\">R\u00e9glementation thermique<\/span><\/h2>\n\n\n\n<ul class=\"wp-block-list\"><li>Pour les b\u00e2timents existants : elle s\u2019applique quand un ma\u00eetre d\u2019ouvrage pr\u00e9voit des travaux de r\u00e9novation.
