L&rsquo;ESG repr\u00e9sente un d\u00e9fi de taille pour ceux qui op\u00e8rent dans le domaine de l&rsquo;immobilier.<\/p>\n\n\n\n<p>Dans le secteur immobilier, <strong>la pression augmente<\/strong>, par l\u2019action combin\u00e9e de trois effets. Le premier concerne <strong>la r\u00e9glementation<\/strong>. Avec le d\u00e9ploiement du Green Deal europ\u00e9en et de r\u00e9glementations telles que la SFDR (Sustainable Finance Disclosure Regulation) et la Taxonomie, les investisseurs doivent d\u00e9sormais indiquer dans quelle mesure leurs choix d\u2019investissement sont conformes aux objectifs de durabilit\u00e9. Par ailleurs, <strong>les asset managers ressentent \u00e9galement une pression accrue de la part d\u2019autres parties prenantes<\/strong>, qu\u2019il s\u2019agisse des investisseurs qui fournissent les fonds, des locataires qui utilisent les b\u00e2timents ou de leurs propres employ\u00e9s. Enfin,<strong> l\u2019impact sur l\u2019environnement lui-m\u00eame<\/strong>. Avec 38% des \u00e9missions mondiales de CO2, le secteur immobilier est l\u2019une des industries les plus polluantes au monde. De nombreuses entreprises ont mis en place des comit\u00e9s ESG ou des Task Force d\u00e9di\u00e9es qui se donnent rendez-vous \u00e0 \u00e9ch\u00e9ance r\u00e9guli\u00e8re pour s\u2019assurer de l\u2019avanc\u00e9e et des \u00e9ch\u00e9ances au sein de l\u2019organisation.<\/p>\n\n\n\n<p><strong><strong>Restructuration des \u00e9quipes ?<\/strong> <\/strong>Une \u00e9tape aussi n\u00e9cessaire lorsque les objectifs ESG sont mis en place \u00e0 l\u2019\u00e9chelle de l\u2019entreprise. Afin de mettre en pratique la strat\u00e9gie ESG, il est fondamental d\u2019accompagner les \u00e9quipes locales et ainsi assurer une adoption maximale \u00e0 la fois des \u00e9quipes et des objectifs. L\u2019entreprise doit choisir des collaborateurs cl\u00e9s qui ont \u00e0 la fois pour r\u00f4le de fluidifier le d\u00e9ploiement de la strat\u00e9gie au sein des filiales mais aussi d\u2019\u00eatre un relais d\u2019\u00e9changes interne et externe. <em>In fine<\/em>, toutes les \u00e9quipes s\u2019assurent de travailler dans la bonne direction pour accomplir les ambitions de l\u2019entreprise.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><strong>Surmonter les difficult\u00e9s li\u00e9es \u00e0 l\u2019int\u00e9gration des objectifs ESG<\/strong><\/strong><\/h2>\n\n\n\n<p>Une difficult\u00e9 majeure soulign\u00e9e par les professionnels invit\u00e9s porte sur l\u2019int\u00e9gration des crit\u00e8res ESG au sein des \u00e9quipes. L\u2019essor des enjeux ESG pose la question de<strong> la p\u00e9dagogie vis-\u00e0-vis de parties prenantes souvent novices<\/strong>. L\u2019int\u00e9gration de ces crit\u00e8res se situe \u00e0 tous les niveaux des acteurs de la cha\u00eene de l\u2019immobilier.La mise en \u0153uvre d\u2019une gouvernance sp\u00e9cifique est primordiale pour d\u00e9velopper la performance sur les aspects environnementaux. Celle-ci repose en particulier sur la formation des parties prenantes internes et externes. Ici, la communication est primordiale : dialoguer avec les parties prenantes de l\u2019entreprise et les faire participer \u00e0 l\u2019\u00e9laboration et la mise en \u0153uvre de la strat\u00e9gie corporate est n\u00e9cessaire pour s\u2019assurer que l\u2019activit\u00e9 de l\u2019entreprise est en prise avec les enjeux ESG.&nbsp;<\/p>\n\n\n\n<p>Depuis quelques ann\u00e9es, le secteur de l\u2019immobilier s\u2019est empar\u00e9 des sujets ESG et gagne en maturit\u00e9. Philippe Parlange, Head of Consulting chez Deepki, le confirme: \u201c<em>D\u2019ann\u00e9e en ann\u00e9e, le focus du sujet \u00e9volue. Au d\u00e9but, on parlait de comment sensibiliser au sujet, comment collecter de la donn\u00e9e. Maintenant, on est en train de passer \u00e0 comment on se transforme, comment on a un impact et comment on prend des actions.<\/em>\u201d Les r\u00e9glementations actuelles en mati\u00e8re d\u2019ESG sont un levier d\u2019acc\u00e9l\u00e9ration, mais elles doivent s\u2019appuyer sur des d\u00e9finitions claires afin d\u2019engager toutes les parties prenantes dans une trajectoire commune.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Un moment charni\u00e8re pour le secteur immobilier<\/h3>\n\n\n\n<p>Nous sommes \u00e0 un moment charni\u00e8re, o\u00f9 les questions ESG passent du registre d\u00e9claratif \u00e0 celui de l\u2019action. Cependant, l\u2019un des plus grands risques dans la mise en \u0153uvre d\u2019une strat\u00e9gie ESG est de se cantonner \u00e0 r\u00e9agir aux exigences externes, comme le GRESB ou la SFDR.
